DSCR = gross monthly rent ÷ total monthly obligations. Most non-QM DSCR lenders approve loans at 1.20 or better; some go down to 1.00 with a rate bump.

How DSCR works

DSCR is gross monthly rent divided by the full monthly obligation on the property. Non-QM DSCR lenders typically require 1.20 or higher. Below 1.00 the property does not cover its own payment. Learn more in our DSCR guide or model a full deal in the investment calculator.
